One of the Possible Location for Our Transformation Project
The information in the following letter has been outlined by Pastor Piotr Zaremba, but at Piotr's request, the actual letter is being written by an American friend of his, Jim LaRose II. This is because writing in English is quite time consuming for Piotr, and it seemed most efficient to have the information communicated by a native English speaker.
So let refer to the location found by us and currently for sale.
There are a number of ministries that could take place at the site in the
buildings as they currently stand. However, installing a heating system in
each cabin and constructing a public shower house facility to be used by the
campers sleeping in the ten smaller cabins would make the overall camp ground
useable year-round. Some of the potential ministries include:
1. Youth / Children's Camp (summer only, day use or by the week / month)

2. Family Camp (summer, day use or by the week / month)

3. Weekend Retreats (late spring through early fall when using cabins)

4. Day Camps for all ages (year round).
5. Day Use and Nightly Meetings (year round in the heated dining hall).

b. Youth Meetings;
c. Day / Evening Retreats;
d. Evangelistic Outreaches;
e. Musical Events;
f. After-School Children's Groups;
g. Small Group Church Services;
h. Language Lessons;
i. Church Related Club / Auxiliary Meetings.
6. Receptions for Weddings / Graduations / Retirements (in the heated
dining hall)
7. Baptisms (in the lake)
The camp Piotr spoke of is located on Lake Kiekrz just northwest of
Poznan, Poland. The total facility covers somewhere between one and two acres
and is fully enclosed by a four-foot high chain-link fence. There is a paved
one-lane road (mostly used as a bike path) between the camp site and the lake,
but even so, the edge of the camp property is only about 40 feet from the
lake shore. (This bike path is one of the main biking and walking / jogging
routes used by the citizens of Poznan, and the addition of few small buildings
near this path could make it a logistical evangelistic outreach area to the
general public all year round.) About 40-50 feet of the lake shore is part
of the camp property and is enclosed by a separate fence. There are two small
docks that are currently unusable, but it appears this portion of lake front
was once used for both swimming and boating activities. Most of the camp facility
is naturally treed with birch, alders(?), and some pine.
The site includes the following facilities:
· 5 A-frame cabins which could each accommodate between 6-8 campers
· each A-frame cabin has a full bathroom and a small area that is meant
to be used as
· a kitchen, although the kitchens are only partly functional at the
moment there are two small sleeping areas on the second floor of each cabin
· these cabins have electricity, but no installed heating system
· each cabin already includes enough beds and furniture to sleep 6-10
one-story cabins that were each probably designed to sleep four campers -each
of these cabins has a half bath, but no shower
· each cabin has two separate sleeping areas and a entry room that
doubles as a very small kitchen / eating area
· these cabins have electricity, but no installed heating system
· each cabin already includes four single-person beds
· a fairly large building housing an all-camp kitchen area, a dining
area
· designed to seat approximately 80, and an additional room adjacent
to and accessible by (though a few steps down from) the main dining area
· (this building is heated)
· the kitchen has electricity and plumbing, but would need some renovation
to
· become fully functional
· a small manager's cabin that is fully functional year-round
· a storage building near the camp entrance
· a cleared area big enough for an outdoor volleyball court and a small
· playground (in front of the dining hall)
· total sleeping capacity is currently 70 campers, but this could be
expanded with some creative use of space and some additional furniture, especially
in the 5 larger A-frame cabins
· there is no specific parking area at the camp facility itself, but
a paved public parking lot is a about a ten minute walk away from the camp
ground (the paved bike path can be followed directly to the camp).
Renovation Priorities:
-updating main kitchen facility
-constructing a shower house for the campers in the ten small cabins
-heating systems in each of the cabins
-replacing the two docks on the lake front
Ideal Renovation Projects:
-replace kitchen / dining hall facility with a larger two story building
-kitchen / dining hall down stairs
-large reception hall (divideable into smaller meeting rooms) upstairs
-replace small cabins with slightly larger, self-contained cabins
-construct an evangelism / bookstore outreach building at the camp entrance
near the
paved bike path
Financing:
The owners are currently asking the equivalent of approximately $125,000 for
the entire camp site. According to local Poznan citizens, the location, alone,
makes this a fair and reasonable asking price. The current owners have used
the property as collateral for a different, personal bank loan, so they are
in need of cash rather than tax deductions or other financial incentives.
For North American investors, tax-deductible donations towards the purchase
or renovation of this camp would most likely need to be channeled through
a U.S. or Canadian based mission or church organization. Most mission organization
use a percentage of donations for overhead costs (about 10%?), so a donation
of about $137,000 would be needed to cover the purchase price, real estate
and legal closing fees, and mission overhead deductions. Donating the money
or property directly to Piotr's Polish church would probably not qualify as
a deduction towards U.S. or Canadian taxes.
Buying the camp outright and then donating the facility to In Touch Mission
International (the Arizona based mission that Piotr is associated with) would
entail a fairly lengthy and complicated Polish legal process due to the regulations
involved in deeding local real estate to non-Polish companies / organizations.
